About this house
This largely authentically preserved Art Nouveau villa was built in 1908 by the well-known Austrian architect and representative of the Vienna Secession, Karl Haybäck (1861-1926). The client for the sanatorium and hydrotherapy facility at that time was the Viennese physician Edler Dr. Karl Jurie von Lavandal.
The villa, oriented towards the south-west, is situated on a hillside and has three floors as well as an undeveloped attic.
The individual floors are accessed separately via a central stairwell, and the property was most recently used as several residential units. Accordingly, the condition of the respective apartments varies greatly.
The villa has approximately 450 m² of living space on the ground floor and upper floor. The basement level offers a further approximately 200 m² of usable space, is partially naturally lit due to the hillside location, and was formerly used as a kitchen and apartment.
The property is connected to the public supply and disposal network. It is heated by a pellet heating system located in the basement.
