The property, built using solid construction, is in a well-maintained condition, with a living area of approx. 48 m² on the ground floor, a newly laid, north-facing wooden terrace of approx. 10 m², a covered entrance area of approx. 5 m², and a usable area of approx. 31 m² in the basement.

The living area is heated by a remotely controllable pellet stove. A wood-fired workshop stove is available in the basement. The roof consists of a Bramac Alpine roof structure and Bramac tiles.

Renovation measures completed:

• 2010 - Insulation of the attic and exterior walls of the residential building
• 2010 - Installation of new plastic windows
• 2021 - Replacement of the water pipe from the main line to the house
• 2025 - Chimney renovation – one flue was modernized with new piping, and the second flue was sealed.

In the event of conversions and additions, the applicable development plan dating from 1971 must be observed.

Despite its secluded location, the towns of Laussa, Großraming, and Losenstein are just 5-10 minutes away by car, while Steyr is a 25-minute drive away. A municipal road, which is cleared in winter, leads to the property.
