New: Fee exemption for real estate purchases:
Since 1 April 2024 buyers of real estate up to a base of 500.000 Euro (per person) can be exempt from land registry fees for the ownership rights and for the pledge (1,1% of the purchase price or 1,2% of the pledge value). If the base value exceeds 500.000 Euro, only the excess portion is subject to the registration fee. From a base value of 2 million Euro, however, the fee exemption disappears completely. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both registration of the main residence in the acquired property and the surrender of the tenancy rights to the previous apartment. For mortgage-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is given up, the fee is retrospectively increased.
