LOCATION

My district of Hietzing is home to 54.040 inhabitants and covers 37,7 km2. The 13th district is also Vienna’s greenest district, Schönbrunn Palace Park, the Vienna Woods, Lainzer Tiergarten and much more. My wonderful villa neighbourhood also has the best infrastructure on the nearby Lainzersztraße and Hietzingerhauptstraße. The inner city is easy to reach by public transport.

CHARLY is not simply a renovated villa on the Red Mountain. CHARLY combines qualities that are rarely found together on the Vienna market: an exceptional location, just under 1.000 m² of garden, a pool, spacious terraces, state-of-the-art technology and, at the same time, the freedom to give the house your own personal signature. We find the combination of lifestyle and functionality particularly strong. While many luxury properties offer either charm or technology, CHARLY combines both. A heat pump, air conditioning, underfloor heating, triple glazing and an e-charging station provide the highest level of living comfort, while the pool, sun terraces and the expansive garden convey a lifestyle that is more reminiscent of Palm Springs than Vienna. The biggest plus from our point of view: CHARLY is almost finished, but has not yet been fully conceived. The kitchen, materials and details can still be individually designed in part.
