About this apartment
Between rose bushes and ivy, surrounded by birdsong, lies the fairy-tale Palais Mautner Jäger, a unique architectural masterpiece from the Belle Époque that immediately catches the eye. With its extraordinary appearance, it enriches the cityscape of the 3rd district and evokes the glamour of bygone times.
Upon entering the Palais Mautner Jäger you are immediately transported to an era of glamour and elegance – almost as if you were a guest in the four walls of the Great Gatsby. The aura of lavish soirees and magnificent celebrations that once filled these rooms still lingers in the air. The enchanting, historic spirit of this palace is palpable and conveys a magical feeling. The founder of the Gartenschlössls, built in 1902, was Hertha Jäger, who was not only a great women's rights advocate but also created a hub for art and culture in her home.
The city villa shines in a new light
This unique jewel in the city center is now to be awakened from its Sleeping Beauty slumber and to grant its new owner a unique home. It can be acquired either in the current unfinished state or individually redesigned and renovated. The highest priority is authentic restoration of the historic villa, which can be carried out in close cooperation with the experienced architectural team Testor & Partner and the Federal Monuments Office. The aim is to develop Villa Mautner Jäger into a luxurious city residence that meets modern standards as well as its former splendor. The existing villa comprises 22 rooms on 3 levels of living space, which are reachable via a representative staircase. The floor plan can still be completely redesigned and, throughout the entire attic, a unique master suite can be created.
The exterior appearance of the villa should be restored to its original design. All metal components, such as fencing and the entrance portal, can be renovated and coated in the original green tone. The renovation and remodeling measures will primarily be implemented in the approximately 1,232 m² of interior living areas. The impressive entrance area as well as the large, high and bright rooms make the palace a one-of-a-kind. A planned steel-glass elevator in the hidden courtyard area ensures barrier-free access to all living levels and the basement. For the two-story gatehouse, compact (staff) apartments are designed.
Specially crafted and historically preserved fittings from the early 20th century, such as open marble fireplaces, the kitchen, or the listed dining elevator with intercom, as well as the antique listed bowling alley as a garden highlight, can be restored to their original state and give the villa a unique character. In addition, construction of an underground garage has already been approved, which gives this historic jewel modern functionality.
Private retreat in the rose garden
Through the generous windows of the villa one looks out onto the deep green garden. If you walk over the approx. 1,000 m² plot, you will discover not only the historic bowling alley and a private swimming pool; close your eyes and you forget for a moment that you are in a big city.
We will gladly send you further information on monthly costs or additional documents such as floor plans upon request.
