The detailed description

The single-family house is situated in a wonderful south-facing hillside between Flötzersteig and Hütteldorfer Straße; originally it was built at the end of the 1970s in a closed construction style. The current owner took over the property in 2005 and has, in the following years, comprehensively renovated and modernized it. Most recently, in 2017, a high-quality redesign of many living areas was carried out – including oak real wood floors, natural stone surfaces and a modernized staircase.

What is particularly appealing is the refined split-level construction of the house: through the offset levels, there are pleasantly separated living areas with a lot of character and an unusually open sense of space. Already the ground floor with partially covered forecourt, entrance area, foyer, wardrobe and guest WC conveys a very homely impression; in addition, from here one can directly access a protected small interior courtyard.

Half a level higher opens the spacious, around 40 m² living area with open kitchen, dining area and plenty of space to relax. Large windows and the direct access to the southeast-facing terrace with distant views provide plenty of light and living quality. The hot water supply is mainly via solar collectors on the roof in combination with an 800-liter storage tank with a fresh-water module; additionally the pool is heated via the solar system. The heating of the house itself is via an oil heating system. The equipment is completed by south-facing exterior roller shutters, SAT connections in all living rooms, and a garage for one car with a roller gate.

The location

The property combines a pleasantly quiet residential environment with a highly practical everyday infrastructure. Shopping, restaurants and daily necessities are just as easily accessible as schools, kindergartens and childcare facilities.

Public transport connections are also very good: via Flötzersteig, Linzer Straße and Wiental the property is quickly connected to Vienna's road network. Tram lines 49 and 52 as well as several bus lines provide good public connections to the surrounding districts and toward the city center.
