NEW fee exemption for real estate purchases:

Since 1 April 2024 buyers of real estate can be exempt from the land registry fee for ownership rights up to a basis of 500,000 Euro per person and from the charge for the entry of the pledge up to a basis of in total 500,000 Euro (1,1% of the purchase price or 1,2% of the pledge value). If the basis exceeds 500,000 Euro, only the excess part is subject to the entry fee. From a basis of 2 million Euro however the fee exemption entirely falls away. Applications for entry in the land register must be filed between July 1, 2024 and June 30, 2026. The exemption requires both the registration of the primary residence in the acquired property and the relinquishment of the rights to the previous apartment. In credit-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is relinquished, the fee will be increased.
