The property is located in the central area of Egg, directly on Bregenzerwaldstraße (State Road L29). The site is well known in the town and has for decades been established under the house name “Brenner.” Due to the central location, infrastructure, local supply, public facilities and bus stops are within walking distance.

Property

The historic building was constructed between ca. 1800 and 1850 and in the past decades was predominantly used as a guesthouse. An extension was added in 1987, beyond that only ongoing maintenance was performed, but no fundamental renovations.

The property has a total usable floor area of ca. 530 m² and is characterized by its solid construction, a vaulted cellar, a terrace and the setback to zero.

Heating was last provided by a water-based heat pump (earth heat), which is currently defective. Repair or renovation of the existing system is required. Alternatively, a complete new installation of the heating system is feasible.

Additionally there are two tiled stoves in the building, which are currently not in operation, but could be reactivated with manageable effort. Radiators are installed throughout the house, except the former guest room, which has underfloor heating. In addition the tiled stove was most recently heated with electric panels.

Operating costs

The operating costs cannot currently be quantified, as there is no functioning heating system in operation. Future costs depend heavily on the chosen heating solution and the concept of use.
