Offer conditions

• Price determination and flexibility: The purchase price includes statutory value-added tax (if applicable). Both the final purchase price and the terms of a potential equity investment are subject to negotiation.
• Written offer: The basis for any negotiations is the submission of a qualified, written purchase or investment offer by the interested party.
• Proof of creditworthiness: To ensure a swift and professional process, the written offer must be accompanied by a binding and irrevocable financing commitment from an Austrian banking institution (or an equivalent, first-class financing company).
• Non-binding offer (freedom to conclude): This exposé is non-binding and without obligation. BoYaSTAR GmbH expressly reserves the decision to accept or reject an incoming offer. There is no obligation to contract.

Transaction and ancillary costs

• Commission-free purchase: The transaction is conducted directly through the owner. The buyer therefore does not incur any brokerage commission (broker's fee).
• Advisory costs: Each contracting party bears its own advisory costs incurred (e.g. for legal and tax advice).
• Ancillary costs: All costs associated with the preparation, certification and execution of the contract—in particular notarial and contract preparation costs, the land register registration fee (1.1 % of the purchase price), real estate transfer tax (3.5 % of the purchase price), as well as all other applicable fees and charges—shall be borne in full by the buyer.
