The forest property is located in the market town of Bisamberg in the Korneuburg district in Lower Austria. The property lies in the national forest area Gamshöhe in an elevated, natural location on the 358m-high Bisamberg. The immediate surroundings are characterized by vineyards, meadows and forest areas. In the vicinity there are some cycling and hiking trails as well as viewpoints over Vienna.

The property has an area of 600m² according to the land register excerpt. The property is entered in the boundary cadastre, so boundaries and the extent of the property are secured. The property lies toward the northwest in slightly inclined terrain.

The property is designated in the land use plan as green land – agricultural and forestry and has the additional designation ‚FO‘ (forestry/woodland).

The property is built with a small wooden hut, which consists of one room, a kitchen, an attached storage room and a dry toilet. The roof covering is made of metal and was renewed some time ago. The hut is in a poor condition.

According to information from the Market Town of Bisamberg, there are no building approvals for the hut and for the fencing. Due to the land use designation (green land – agricultural and forestry, forest) the property may not be used for weekend residential purposes.

Additionally there is a well shaft and a small garden tools hut on the property. The rest of the area is covered with shrubs as well as coniferous and deciduous trees. The property is fenced with mesh fencing; the fencing is not approved (in the forest, generally no fence may be erected).
