To the western Vienna city limits one reaches via the B44, through Purkersdorf and on via the B1, in less than 10 minutes. Various guesthouses for lunch, such as Gasthaus Brentenmais, Bogner's Livingroom in Strandbad Pressbaum or the Pizzeria Danijele are also quickly within walking distance. Likewise a butcher with warm midday dishes, a Billa, a DM, a pharmacy and a tobacconist.

The property measures a total of 3.246 m², of which 2.757 m² are designated as Bauland Betriebsgebiet, 488 m² are green belt along the Wienfluss, which borders the property to the north. The development charge for Building Class I has already been paid. According to the development plan, no building density is prescribed, which according to the Lower Austrian Building Regulations is oriented to the building heights in the surrounding area within 100 meters, from which, in turn, the supplementary charges payable to the municipality arise. Depending on subdivision and planned building class (II or III), a supplementary charge in correspondingly high amount is to be paid to the municipality. The entire building site or Building Site 1 can be accessed via a newly constructed access road on Brentenmaisstraße.
