The building leasehold property has a size of ca. 7.000,00 m2 and can be leased by agreement.

The ground lease rent amounts to ca. 6.000,00 m2 Euro 0,75/m2 per month and ca. 1.070,00 m2 Euro 1,00/m2 per month. The duration of the ground lease can be agreed for up to ca. 65-70 years.

Permissible buildings include, among others:

• Small and medium-sized enterprises that, due to their operation type, do not significantly disturb the surroundings;
• Storage halls as well as storage spaces that do not significantly disturb;
• Other buildings and facilities that may be erected in residential areas, as well as office and administrative buildings. The buildings to be erected require the prior consent of all responsible authorities.

Incidental costs:

• Contract execution costs and
• 2-3 % of the ground lease rent for the entire ground lease term zzgl. 20 % MwSt according to the Real Estate Agent Regulation.
