What must be mentioned is the cultural and traditional ties of the Ebenseer, the friendliness and coziness, as well as the excellent gastronomy.

The private road leading to the lake is 5% owned by the owner. Half of it is added to each respective property. Thus the direct connection to the lake is also provided. Direct swimming away is not possible under any circumstances. Only a few hundred meters away there are well-maintained lake entry points and a boat rental.

In the land-use plan it is evident that the two plots are designated as a residential area.

In general, one could say that there is no building obligation. There is also no development plan. The regulations of the Oö-Bauordnung apply. Should the lake rise over the banks, for flood protection the area below the building is to be filled in by ca. 1.5m. Since the properties are near the lake, coordination with nature conservation is required.
