New build project description.

This is a new build of a residential building with 12 residential units and 2 commercial premises. The property (plot area approx. 227 m²; building land, W III 16 m, enclosed construction; ridge height 20,50 m) is located in a Supergrätzl residential development with very good infrastructure and transport connections directly in the center of Favoriten in Vienna’s 10th district.

Architectural submission plan

There is an optimally conceived and functional architectural submission plan from a renowned Viennese general planning office.

The construction project was already submitted in mid-July 2025 to MA 37 for building permissions. It is expected that the building permit will be issued in early summer 2026.

In addition, about 92 m² of balconies and terraces and about 55 m² of garden areas in the inner courtyard are planned. In the basement, the required cellar compartments, stroller and bicycle room, heating room and electrical room are also located. Additionally, a garbage room was set up on the ground floor in coordination with MA 48.

Energy supply of the property

Heating and hot water generation takes place exclusively with high-efficiency alternative energy technologies. For this purpose, powerful ground-source heat pumps are planned, coupled with geothermal deep probes and vacuum collectors.

Planner services (optional)

The project can be supplemented or further optimized upon request by the buyer for an agreed fee.

According to the buyer’s ideas, the general planning office would also be willing to prepare a polishing and detail planning. This service is a surcharge and is agreed separately.
