About this plot
Nature on the Bisamberg | Views of Vienna, private spring & existing structures
A piece of nature above the rooftops of Vienna
Sometimes you don’t need a new build, luxury or a lot of effort to find a special place. Just space, greenery and a view that lets you leave everyday life behind.
On the Bisamberg, nestled in the wine-growing landscape of Stammersdorf, you will find a natural plot of around 2,600 m² with mature trees, established green spaces and expansive views across Vienna.
Here, birdsong, nature and the seasons shape the scene. A plot with history, character and plenty of open space for people who are consciously interested in a place away from the hustle and bustle of the city.

The plot – nature, panoramic views and established character
The spacious plot offers a varied combination of open green areas, trees, shrubs and a garden landscape that has developed over decades.
The hillside location repeatedly opens up beautiful views of the surrounding vineyards and across Vienna.
In addition to the landscaped open spaces, there are three smaller wooden huts on the plot. They were used for different purposes in the past:
- A former beekeeping hut
- A wooden hut with an older kitchenette and terrace area
- A tool shed for storing garden equipment
The buildings are in need of renovation, as is appropriate for their age. Building-authority approval and the uses and maintenance options that will be permitted in future still need to be clarified. Residential or overnight use is not guaranteed.
Another special feature is the natural spring, whose water was used in the past, among other things, to water the garden. It is not a tested drinking-water supply.
Features and special features
- Spacious plot of around 2,676 m²
- Elevated location with views across Vienna
- Nature and wine-growing landscape right around the plot
- Mature trees and plants
- Three wooden huts with historic features
- Natural water spring
- Existing electricity connection
- Terrace or paved outdoor area at one of the huts

Condition and possible uses
The plot was maintained and used as a private garden for many years. Parts of the vegetation have since developed naturally. Accordingly, work should be planned to restore and maintain the green spaces on an ongoing basis.
The existing wooden huts also need renovation. In addition, there is an indication at one hut of potentially asbestos-containing building materials, which requires further clarification.
Important note on zoning:
The property is zoned as a protected forest and meadow belt with agricultural use (SwwL).
It is expressly not building land or a designated allotment garden plot. The construction of a residential house or weekend house is not permitted.
The permissibility of specific uses, structural alterations and work on the existing huts is governed by the applicable authority regulations and must be clarified on a case-by-case basis.
The offer is therefore intended for interested parties who appreciate the special natural character, the location and the existing open spaces, and whose planned use is compatible with the zoning.
