The Property in Detail

The property is approx. 17 m wide and currently approx. 82 m deep. The front partial area for sale comprises approx. 50 m property depth and is optimally oriented towards south-southwest. The view over Vienna extends towards east.

Note on the Acquisition Model

The property is divided into two areas or purchase steps in the course of the sale.

In the first step, you acquire the street-side part of the property with ideal conditions for the construction of a new building. The rear part of the property with the existing summer house remains temporarily in the ownership or for use by the current owner. This use is regulated for a clearly defined period by a easement agreement.

At a contractually agreed later date, the rear part of the property including the summer house will then also be acquired. The purchase price for this is EUR 1.080.000. The exact contractual arrangement (period, easement and purchase processing) can be agreed jointly by contract.

For new construction: The buildable area for new construction is approx. 230 m². Please refer to the Vienna Building Regulations and the attached zoning plan for the building regulations.

The property is not yet fully developed. Currently, there are two houses there, an old single-family house and a romantic garden house. The single-family house was inhabited until recently and is fully functional. It has an area of approx. 100 m² and can be occupied immediately, the standard corresponds to the year of construction 1950. The romantic garden house in the rear part of the property has approx. 75 m² and is rather intended as a summer house, although year-round use is possible. It impresses with its romantic, loving design of the interior and exterior areas and with sun and shade places in the well-kept garden and terraces.

There are some trees and shrubs on the property. Of these, only one or two trees are so large that they fall under the tree protection law. It should be checked which trees are to be consciously kept as shade providers and whether trees have not already exceeded the age limit. Corresponding replacement plantings or offset payments may be incurred.

The property itself is fully developed, gas, electricity, sewer are available, district heating is within reach.

Deep drilling for geothermal energy has not been checked, but is conceivable.

Air heat pumps and photovoltaic systems are possible on the property.

Graphics are included that show the terrain profile. The slope inclination is low.

The buyer's commission is 3% of the purchase price plus 20% VAT.
