Parking space and deferral program:

For the rental of the apartments, a financing contribution per apartment size must be paid before rental. There is also the possibility to pay part of the financing contribution before rental and the rest only after 3 years – this would be understood as a loan from the cooperative with an interest rate of 1.5% p.a. Furthermore, the gross rent decreases in the event of deferral until 31.12.2026, as the owners make the parking spaces available for free until that date. From 01.01.2027 the rent must be paid in full.

For example the 2-room apartment Top 11 on Stair 1:

  • Either the financing contribution can be deposited in full amount of € 26.937,02, then the rent including parking spaces, operating costs and current heating cost account is € 853.50.
  • Alternatively the financing contribution can be paid in a first installment of € 14.968,41 before the rental and the remainder after 3 years. Then the rent is reduced until 31.12.2026 to € 747.63 including parking spaces, operating costs and current heating cost account.

For example the 3-room apartment Top 17 on Stair 1:

  • Either the financing contribution can be deposited in full amount of € 36.143,56, then the rent including parking spaces, operating costs and current heating cost account is € 1,131.13. Alternatively the financing contribution can be paid in a first installment of € 18.571,78 before rental and the remainder after 3 years. Then the rent decreases until 31.12.2026 to € 1,015.79 including parking spaces, operating costs and current heating cost account.

PROJECT.

The housing complex combines thoughtful planning and modern design in harmonious fashion. The majority of the site is occupied by a underground garage and a generous basement level. Above this rise two elegant, two-story residential buildings (Stiege 1 and 2) with a total of 46 apartments.

The underground garage is conveniently reachable via the access road “Am Bahndamm.” Additionally, further above-ground parking spaces are available along a newly laid-out street parallel to the railway line. Pedestrians can also enter the residential complex directly via Mattersburgerstraße. The storage rooms lie in the basement of Stiege 2, the underground garage in the basement of Stiege 1. Both buildings are connected at ground level by a covered passage, thus creating a pleasant link between the buildings.

The orientation of the residential buildings is predominantly south-facing, which guarantees bright living spaces. All living levels are served by modern elevators.
