Parking space & deferral program:
For renting the apartments, a financing contribution per apartment size must be paid before renting. There is also the possibility to pay part of the financing contribution before renting and the rest only after 3 years - this would then be in the sense of a loan from the cooperative with an interest rate of 1.5% p.a. Furthermore, gross rent decreases in the case of deferral until 31.12.2026, since the owners provide the parking spaces free of charge until that date. From 01.01.2027 the rent is due in full.
In the example of the 2-room apartment Top 11 on Staircase 1:
Either the financing contribution can be deposited in full amount of € 26.937,02, then the rent including parking spaces, operating costs and current heating cost account is € 853.50. Alternatively, the financing contribution can be paid in an initial installment of € 14.968,41 before tenancy and the remainder after 3 years. Then the rent decreases until 31.12.2026 to € 747.63 including parking spaces, operating costs and current heating cost account.
In the example of the 3-room apartment Top 17 on Staircase 1:
Either the financing contribution can be deposited in full amount of € 36.143,56, then the rent including parking spaces, operating costs and current heating cost account is € 1.131,13. Alternatively, the financing contribution can be paid in an initial installment of € 18.571,78 before tenancy and the remainder after 3 years. Then the rent decreases until 31.12.2026 to € 1.015,79 including parking spaces, operating costs and current heating cost account.
Purchase option:
- An immediate purchase is not possible!
- After 5 / 10 / 15 / 20 years there is the possibility to submit a purchase offer to the cooperative.
- Rent will not be credited toward any possible purchase.
