First rent – purchase possible after 10 years

With payment of the financing contribution you acquire the option to purchase the rented apartment in accordance with the provisions of the Wohnungsgemeinnützigkeitsgesetz.

The purchase option can be exercised for the first time after the expiry of five years from the conclusion of the lease by submitting an application for transfer of the apartment into ownership.

Such an application can thereafter be submitted two more times, each after five years have elapsed.

Also the handling of the purchase is subject to the statutory provisions of the Wohnungsgemeinnützigkeitsgesetz (purchase price determination at the time of purchase, etc.).

You are thus flexible – when the first acquisition phase is over, you can in the second step buy the apartment and become the owner. The financing contribution is credited (less 1% per year). You take over the bank loan for self-payment. Only the amount beyond that is to be paid in cash by you.

If you do not want to buy, you remain a tenant – only you are granted the purchase option and only you can buy.

The monthly rent consists of:

• from the rent = repayment of the loans (bank loans)
• from operating costs
• the maintenance and administrative costs
• the statutory value-added tax
• as well as the parking space.

The bank loan has a maximum term of 35 years. The amount of the repayment for the bank loan is 3 % p.a. (principal and interest) from occupancy and increases annually by about 2 %.

The amount of the repayment for the bank loan depends on the applicable interest rate and is therefore also variable.

The operating costs include:

• building insurance
• property tax
• general electricity
• winter service
• facility management
• sewer, garbage, water
• playground

Costs for electricity and heating are charged directly to the tenant by the operators.

For later necessary maintenance work on the building and on the external facilities an "Erhaltungs- und Verbesserungsbeitrag (EVB)" will be retained. The Erhaltungs- und Verbesserungsbeitrag, as well as the amount of the administration costs, are determined according to the statutory provisions.

The rent also includes the statutory value-added tax.
