The apartment is rented fully furnished and equipped for a comfortable stay. All furniture and essential furnishings are new or like new. Bed linen, hand towels, bath towels, washing machine, vacuum cleaner, broom, and a complete set of cooking and tableware are provided.

The living room: invites you to relax with its tasteful furnishings. A modern velvet sofa, an elegant marble side table, a shelving unit and a stylish chest of drawers create a harmonious ambiance. A dining table with four chairs provides space for shared meals. A large, comfortable reading chair makes for cozy hours and relaxing moments.

The bedroom: is furnished with a comfortable double bed. A bedside table, a large four-section wardrobe, and an elegant designer desk with chair provide ample storage space and a pleasant workspace.

The kitchen: is fully equipped and features a dishwasher, a large freestanding refrigerator, an electric stove with oven and extractor hood, dishes and cooking utensils for everyday use, and a Nespresso coffee machine.

The bathroom: has a double sink, a bathtub and a washing machine. Hand towels, bath towels and various practical everyday items are already provided.

The toilet is located in a separate room.

The special highlight – the approximately 12 m² terrace faces southwest and offers a wonderful view over the rooftops and historic facades of Josefstadt, as well as the park in front of the building. THE COSTS

The apartment is offered exclusively as a fixed-term short-term rental for a period of 1 to a maximum of 6 months.

There are therefore no additional monthly costs for the services listed.

• One-time final cleaning fee: EUR 250,-, payable upon signing the contract.

Deposit:

• For a rental period of up to 2 months: EUR 2,000,-
• For a rental period of 3 months or more: EUR 5,000,-

PLEASE NOTE:

The following rules apply to ensure pleasant coexistence for all residents of the building:

• This is a non-smoking apartment. The consumption of any illegal drugs is also prohibited.
• Maximum occupancy: 2 people
• Quiet hours from 22.00 to 06.00; loud music and loud parties are prohibited during this time
• Internet: use of the internet connection for illegal activities is not permitted. The tenant is liable for all resulting claims and costs.

SECOND-RESIDENCE REQUIREMENTS

The apartment is rented exclusively as a fixed-term short-term rental for a work-related stay in Vienna for a minimum of 1 and a maximum of 6 months. Registration as a primary residence is not possible. Extending the rental agreement beyond the agreed maximum rental period of 6 months is not possible and is excluded under the applicable legal framework.
