Operating restaurant in Brigittenau: 223 m², full kitchen, cellar, two outdoor seating areas

This is not the handover of an empty premises, but an ongoing business. At the corner of Othmargasse and Hannovergasse in the 20th district, a fully equipped restaurant with around 223 m² of rental space on the ground floor is available for takeover. The building has a full basement, and the basement is accessible exclusively from the premises: space for storage, cloakroom and technical equipment, without sacrificing a single square metre of guest area.

On the ground floor, around 107 m² of dining area are divided into two connected areas with windows facing both streets. The kitchen, including cooking area, preparation area, take-away area and storage zone, covers around 37 m² and is equipped as a full kitchen:

Two outdoor seating areas in front of the building (around 30 m² on Othmargasse and around 34 m² on Hannovergasse) were most recently approved and can be newly applied for by the successor. The location in the densely populated neighbourhood between Wallensteinplatz and Millennium Tower brings passing trade; the U6 Dresdner Straße station and line 5 can be reached within a few minutes on foot.

The takeover is against compensation for inventory, investments and goodwill, with a negotiation basis of 265,000 Euro. On request, the complete company can also be acquired; the established team is ready to continue under the new owner. The monthly rent is 4,823 Euro gross, including operating costs, waste collection fee and 20 % VAT, indexed for value protection. The rental relationship is open-ended; a takeover date is possible by agreement.
