Commercial Space with Outdoor Area in New Development An der Schanze

In the modern new-build project An der Schanze Fünf Freunde, an attractive commercial and gastronomy space is being created in a lively, newly developed urban quarter. The thoughtfully planned base zone along Simone-Veil-Gasse offers ideal conditions for gastronomy, creative concepts or neighborhood services and creates an active, lively ground-floor zone.

The surroundings are characterized by high-quality residential construction and high quality of stay. Due to the dense residential development, future operators benefit from a stable regular clientele from the immediate residential environment as well as additional walk-in customers within the quarter. The usage concept is supplemented by communal facilities such as a laundromat and a lending shop, which generate additional visitor frequency and contribute to the revitalization of the location.

The gastronomy space is handed over in shell construction and offers maximum design freedom for individual concepts. In addition to a spacious interior area, an attractive outdoor area of approx. 74 m is available, which is ideal for a guest garden.

The lines for HVAC, electrical, cold water, heating (district heating) and ventilation have been prepared up to the transfer points in the respective shafts. The prepared piping is designed for a guest room with up to 56 people (approx. 4,500 m/h). The further interior fit-out is carried out by the future tenant and enables a customized implementation of the individual gastronomy concept.
