About the house

The semi-detached house is located in Manhartsbrunn, a cadastral municipality of Großebersdorf and is oriented optimally to the south. The usable floor area of the house is approximately 156,00 m2. The house includes two carport parking spaces with approximately 30,50 m2.

The house has been carefully maintained and is in a like-new condition, so you can move in directly and feel comfortable.

A highlight of this semi-detached house is the terrace, which invites relaxation and enjoyment. Here you can simply enjoy the sun and the green view. The terrace offers space for cozy barbecue evenings with friends and family. Two covered parking spaces under the house and two parking spaces in front of the house provide practical parking options.

The windows (low-energy noise-protection windows, triple-glazed), the terrace door and the entrance door are made of PVC and burglary-resistant.

The ground floor is open-plan - open kitchen, dining and living area. The technical room is located on the ground floor near the entrance area. Four more rooms are located on the upper floor, where the bathroom with a window and an extra WC (also with a window) are also located.

The wet rooms are equipped with a bath, a shower, a washbasin, a mirror and base cabinet and a washing machine connection. Large tiles have been laid on the floors and walls. The floor coverings in the living area and in the rooms are made of high-quality laminate. The white interior doors and door frames are also installed.

For the energy supply, a gas condensing boiler is responsible for the underfloor heating and the preparation of domestic hot water. A approx. 300 liter warm water storage tank is available and located in the technical room on the ground floor.

The terrace is accessible from the living room. The terrace has a size of approximately 19,00 m².

Location

The derivation of the place name from the cadastral municipality Manhartsbrunn is not fixed, as the place formerly (as still now in folk speech) was called "Matzbrunn". You can relate it to the personal name Magdalena, but also to the Manhartsberg as a BEGInhard or Meinhard.

Only in the year 1411 do we have the first mention of the place, which belonged to the parish Harmannsdorf and the lordship Ulrichskirchen. In 1684 the place is said to have lost the largest part of its inhabitants; in 1718 a chapel was erected, which received a mass license in 1723, in 1784 a local chapel was erected, in 1787 a church and parsonage were built. The French occupied and plundered the place in 1810.

In 1836 and 1855 there were cholera epidemics. Due to the wooded and beautiful landscape, as well as the quiet traffic conditions, Manhartsbrunn is particularly suitable as a recreation and excursion area. In addition you have a playground, a sports field, forest paths, a hotel with tennis courts and an inn at your disposal.

The market town of Großebersdorf is located about 10 kilometers north of Vienna near the Brünner federal road. The place was first mentioned in 1130. On 22 July 1866 the place Eibesbrunn, which belongs to Großebersdorf, was the center of history for one day when the armistice between Austria and Prussia was signed at house no. 33 (now Brünner Straße 1). At the turn of the century the place was known as "Heudörfl" and served the freight wagons as a hay station.

Großebersdorf lies on the border to the plains of the Marchfeld and the hill country of the Weinviertel at an elevation of 172 m and has an area of 368 ha.

Viticulture shapes the place; the cellar lane is worth seeing. Despite the proximity to the federal capital Vienna, the place has retained its rural character.

Traffic connection

A bus stop is about 110 m away. The local train station is about 3.47 km away.

By car it takes about 18 minutes to reach the Vienna city limits (about 21,00 km). At the S1 motorway junction you are about 8 minutes away (about 6,20 km).

The handover takes place after signing of the purchase agreement

Legal info

As a real estate trustee we are committed to you as the prospective buyer as well as to the seller or landlord. Real estate transactions are not small daily business; therefore we are obliged to provide information to both the seller and authorities in case of inconsistencies about to whom properties were offered.

The European consumer rights have also been harmonized, thus since 13 June 2014 a written broker agreement is concluded with you as the prospective buyer (previously done orally and the completion of "Besichtigungsscheinen" was waived). The Austrian Real Estate Association also has set up a detailed information page: http://www.ovi.at/recht/verbraucherrechte-vrug/

Therefore we need your name and your residential address (street, house number - if available: staircase & door - postal code and city) to provide you with detailed documents.

We point out that there is a family or economic close relationship between the broker and the third party to be mediated.

The real estate broker states that he – contrary to the usual practice of the double broker in the real estate industry – acts unilaterally only for the landlord.
