Four office rooms, an associated corridor and space for different work areas: This planned office unit in Klagenfurt offers small companies, consulting offices, agencies and service providers space for teamwork, meetings and concentrated work.

Room layout and furnishings

The offered unit exclusively comprises Office 2, Office 3, Office 4 and Office 5 as well as the associated corridor according to the marked floor plan. Office 1, the existing kitchen, the entrance area of the other unit and the storage room are not part of the rental property. The usable floor area is approx. 80.22 m²; it was determined graphically from the existing plan and is not a verified measurement.

The existing surveys show an open connection between Office 2 and Office 3. A fully enclosed separation of these rooms is not guaranteed.

The unit is located on the 1st upper floor. A passenger lift, district heating/central heating, Cat 7 IT cabling and ceiling lights are indicated in the existing inventory. Separate women's and men's WCs are located in the general house corridor and are shared. Accessible or wheelchair-accessible use is not guaranteed.

Kitchen option

Office 5 could be used as a kitchen area in the future. There is currently no kitchen there; kitchen connections have not been confirmed. Technical feasibility, implementation and costs are to be agreed separately with the landlord.

• Operating costs net: € 88.35
• 20 % VAT on the rent: € 221.93
• 20 % VAT on the operating costs: € 17.67
• Monthly total amount including VAT: € 1,437.60

All ongoing costs including heating are included in the operating costs, except electricity. Electricity is to be paid separately. Parking spaces can be rented additionally for € 45.00 net plus 20 % VAT, thus € 54.00 gross per parking space and month. The optional parking space rent is not included in the monthly total amount of € 1,437.60.

Rental terms and occupancy

• Deposit: 3 monthly total amounts including VAT, currently € 4,312.80.
• Tenant-side agency fee: 2 gross monthly rents plus 20 % VAT. The calculation basis is the monthly net rent plus operating costs excluding VAT (€ 1,198.00); this results in a fee of € 2,396.00 plus € 479.20 VAT, totalling € 2,875.20.
• Occupancy by agreement and implementation of the division. The access solution, the structural demarcation and the rental period will be agreed with the landlord before the contract is concluded.
