A building that adapts to its future use

Stelzhamerplatz 5 combines an already established location with the opportunity to rethink the floors above from the ground up. Because the existing upper floors are still in shell condition, room layout, access, fittings and use can be adapted to the requirements of future users. The exterior facade of the building shapes Stelzhamerplatz to such an extent that it is listed.

On the ground floor, the already established bakery Mayer will expand its adjacent location. This will complement the ground floor zone with an existing and familiar use. For the environment of waiting patients, an attractive opportunity will be created to bridge time, obtain provisions and make the stay more pleasant. The upper floors are accessible via the existing staircase and the elevator.

For the upper floors, the attached sample floor plans show different scenarios: from compact living to classic office spaces to generously structured commercial and treatment areas. The examples are intended above all to show one thing: the existing building structure can be developed in many ways. On the first upper floor, the planning examples show several different concepts. Top 1 is presented as a compact 2-room residential unit. Top 2 and Top 3 show spacious commercial spaces with offices, meeting and lounge rooms as well as ancillary areas. The examples make visible how differently the same building structure can be used. Precisely the existing shell condition offers the opportunity to align the final room layout with the requirements of a future user.

Office & Commercial Several offices, meeting rooms, lounge areas, ancillary rooms and separate WC facilities demonstrate suitability for different commercial requirements.

Practices & Treatments The sample plans depict reception, waiting areas, treatment rooms, office or lounge rooms and an X-ray/laboratory area.

In addition to the individual design of the existing upper floors, there is the possibility of adding another, third upper floor to the building. This opens up an additional development horizon for future residential or commercial concepts.
