The LeopoldQuartier is being developed on a large site in the immediate vicinity of the city center - the 1st district at Obere Donaustraße 23-27 as well as 29. Apartments, city apartments, commercially used spaces, more green areas and a kindergarten are planned on the five construction plots. The planned office building in the LeopoldQuartier, built in a timber hybrid construction method, comprises approx. 22.000 m² and will be a model example of sustainable office construction. Completion is scheduled for the end of 2025.

The timber-hybrid construction method combines the unique qualities of naturally grown wood with the advantages of the most modern building materials. The CO2 bound in the wood and the reduced weight of the hybrid construction method enable significant emission savings and a much lower raw material requirement compared to solid construction. Through the consistent use of geothermal heat, ground cooling and photovoltaics, the LeopoldQuartier is CO2-neutral in operation. The energy comes 100 percent from renewable sources. The intelligent interaction of modern sensors and digital building automation also sustainably and significantly reduces energy demand. The certificate in "Gold" for the sustainable dismantling of buildings, from the German Sustainable Building Council (DGNB), is available.
