As part of the new residential development "Downtown, Baden" adjacent to the Schwechat, two stylish residential buildings with a total of 18 owner-occupied apartments stand. The facade of the street-facing building is designed to echo the historic style of the surrounding area and gives the entire complex a special flair. Modernity, however, does not have to be sacrificed in the project, and high value has also been placed on quality.

Load-bearing exterior walls are, where structurally possible, built in brick construction. The flat roofs are extensively greened and at least the street-facing gable roof is covered with aluminum shingles. A contribution to sustainability is made by a photovoltaic system on the roof, which supplies part of the electricity needed for common areas. For children, the project courtyard offers a playground with sandbox, swings and more. An enclosed bicycle parking is also provided here. In the street-facing building there is also a closed room for strollers and the interior, enclosed waste room. The entrance gate is equipped with an intercom and clearly separates the residential buildings from the public area. Generous and bright common stairwells create a friendly atmosphere from the start. The two buildings share a common basement, which you can reach from your apartment conveniently and dry by elevator. Here you will find generous cellar compartments (about 5 to 10 m²) with a socket as well as parking spaces for a total of 19 cars and 2 motorcycles.

For each dwelling unit, an additional car parking space must be purchased. The purchase prices range from € 24,500 to € 27,500 depending on arrangement and size. In addition, motorcycle parking spaces are available for € 5,500 each. Additional parking spaces can be purchased depending on availability.

Electric charging stations can be implemented on special request or – thanks to empty conduits for wiring – can be retrofitted later.

The apartments | All-around well-being

The modern apartments are between approx. 34 and 95 m² in size and have two to four rooms. Each unit is also equipped with a cozy outdoor space – balcony, terrace and/or private garden – with tinted balcony/terrace slabs. For all-around well-being you also have, among other things, solid wood parquet floors, brand-name sanitary products and ceramics, underfloor heating and an electrically operated, externally mounted sun protection for all windows and patio doors. In the 2nd floor the apartments also have full air conditioning.
