The building at Untere Lend 17 is a late Gothic, two-storey solid house that was built in the 16th century as part of the flourishing Hall salt industry for shipping on the Inn. It initially served as a warehouse for salt – at that time one of Tyrol’s most valuable trade goods – and, with the economic development of Hall, was additionally used to store ores.
From 1805 until the end of the Second World War, the military took over the building to accommodate pioneers. After the war, it stood empty – until it was placed under monument protection in 1982 because of its historical, artistic and cultural significance. The Federal Monuments Authority thereby recognized a historic building of exceptional importance.
The roof structure – dendrochronologically dated to the 1720s
A dendrochronological examination by the University of Innsbruck proved that the building’s current roof structure was erected shortly after 1728 – meaning that it represents a conversion measure of the property already built in the 16th century. The timber used, mainly spruce from the Tyrolean region, was demonstrably not felled specifically for this building, but obtained from a larger timber storage site – probably from the historic timber market in Längenberg near Telfs, from where the timber was rafted along the Inn to Hall.
Timber rafting on the Inn has been documented since the 12th century. The fact that timber from different locations was used – recognizable by the different annual-ring patterns of the samples – makes this roof structure a unique testimony to historical building practice in Tyrol.
Renovation & monument protection – officially supervised and approved
In 1993, the city of Hall sold the building. To enable residential use, it was renovated, and in 2015 the conversion of the attic into high-quality lofts began. The decision of the Federal Monuments Authority (BDA) approved the alteration of the protected historic property subject to strict conditions: Historical structural components, exterior doors, façade and masonry are to be preserved and restored in agreement with the regional conservator’s office. Every measure – from plaster repairs and window replacements to energy-efficiency improvements – was professionally supervised from a monument-preservation perspective.
The result is a property that combines the best of two worlds: the authentic substance of a historic building of national importance and contemporary living comfort of the highest standard.
