The salt warehouse at Untere Lend
The building at Untere Lend 17 is a late Gothic, two-storey solid building erected in the 16th century as part of the flourishing saltworks economy of Hall for shipping on the Inn. It initially served as a storage facility for salt – at that time one of Tyrol’s most valuable commodities – and, with the economic development of Hall, was additionally used for storing ores.
From 1805 until the end of the Second World War, the military used the building to house pioneers. After the war, it stood empty until it was placed under a preservation order in 1982 because of its historical, artistic and cultural significance. The Federal Monuments Office thus recognised a monument of exceptional importance.
The roof structure – dendrochronologically dated to the 1720s
A dendrochronological examination by the University of Innsbruck demonstrated that the building’s current roof structure was erected shortly after 1728 – meaning that it represents a conversion measure of the property already erected in the 16th century. The timber used, primarily spruce from the Tyrolean region, was demonstrably not felled specifically for this building, but obtained from a larger timber storage site – probably from the historic timber market in Längenberg near Telfs, from where the timber was floated down the Inn to Hall.
Raft journeys on the Inn have been documented since the 12th century. The fact that timber from various locations was used – recognisable from the different annual ring patterns of the samples – makes this roof structure a unique testimony to historical building practice in Tyrol.
Renovation & heritage protection – officially supervised and approved
In 1993, the City of Hall sold the building. To enable residential use, it was renovated, and in 2015 work began on converting the attic into high-quality lofts. The decision of the Federal Monuments Office (BDA) approved the alteration of the listed property under strict conditions: historical structural components, exterior doors, the façade and masonry must be preserved and restored in agreement with the regional conservation office. Every measure – from plaster repairs and window replacements to energy-efficiency improvements – was accompanied by heritage specialists.
The result is a property that combines the best of two worlds: the authentic substance of a monument of national importance and contemporary living comfort at the highest level.
