History · A Building with Soul

Anyone who moves in here lives in one of the oldest and most significant buildings in Hall in Tirol – a late Gothic salt warehouse that was built in the 16th century for shipping on the Inn and served as a warehouse for the region’s white gold. Centuries of history have shaped these walls: salt, ores, pioneers, silence – and finally a careful rebirth as high-quality living space that uniquely combines the past and the present.

The Salt Warehouse at Untere Lend

The building at Untere Lend 17 is a late Gothic, two-storey solid house built in the 16th century in the course of the flourishing Hall saltworks industry for shipping on the Inn. It initially served as a warehouse for salt – at that time one of Tyrol’s most valuable trade goods – and, with the economic development of Hall, was additionally used to store ores.

From 1805 until the end of the Second World War, the military used the building to accommodate pioneers. After the war, it stood vacant until it was listed as a protected monument in 1982 due to its historical, artistic and cultural significance. The Federal Monuments Authority thereby recognized a building of exceptional importance.

The Roof Structure – Dendrochronologically Dated to the 1720s

A dendrochronological study by the University of Innsbruck established that the building’s current roof structure was constructed shortly after 1728 – meaning that it represents a conversion measure of the property already built in the 16th century. The timber used, mainly spruce from the Tyrolean region, was demonstrably not felled specifically for this construction, but sourced from a larger timber storage site – probably the historic timber market in Längenberg near Telfs, from where the wood was floated down the Inn to Hall.

Raft journeys on the Inn have been documented since the 12th century. The fact that wood from different locations was used – recognizable from the different annual-ring patterns of the samples – makes this roof structure a unique testimony to historic building practice in Tyrol.

Renovation & Monument Protection – Officially Supervised and Approved

In 1993, the City of Hall sold the building. To enable residential use, it was renovated, and in 2015 the conversion of the attic into high-quality lofts began. The decision of the Federal Monuments Authority (BDA) approved the alteration of the listed building under strict conditions: Historic structural elements, exterior doors, the façade and masonry are to be preserved and restored in agreement with the regional conservator’s office. Every measure – from plaster repairs and window replacements to energy-efficiency improvements – was supervised by monument-conservation specialists.

The result is a property that combines the best of two worlds: the authentic substance of a nationally significant historic building and contemporary living comfort at the highest level.
