Airy layout, spacious: these are my first descriptive words for this apartment: Why? The special thing about this apartment is its layout. As a rule, two smaller children's rooms are accommodated on this living space. Here, however, the focus is on one larger children's room and one larger bedroom.
When you enter the apartment through the vestibule, your view immediately extends across the hallway through the bedroom and beyond to the window, and with suitable long-distance visibility the Traunstein practically jumps into view. The apartment opens up immediately; thanks to the hallway, it appears likeable, bright and homely at first sight. This is because the hallway is the central room. It serves as storage space for the seven things in life, as a play area for the youngest, and as a connection between the rooms. And the hallway creates the wonderful first impression and makes the terms airy and spacious come to mind all by themselves.
Can you manage with one children's room? Then this room concept is my recommendation. Do you need two children's rooms? Then this apartment is definitely not a good choice for you.
Who am I specifically addressing? In principle, the apartment is perfect for a family that considers its happiness in life complete with one child. The abundance of greenery all around in particular offers children a variety of opportunities for exercise and activities.
But for older people too, the apartment is a perfect opportunity to free themselves from the burden of maintaining, servicing and paying for a detached house. There are no steps in this building. Everything can be reached without even the smallest staircase, and both lifts take you right to your apartment door. Many older people are considering selling their now often too-large house and taking a low-maintenance apartment. Here it is!
In this apartment, the kitchen forms a unit together with the dining nook, while the living room is completely separate. Anyone considering a visual makeover and who does not enjoy the furniture in the style of the 1980s also has the option of combining cooking, dining and living. This would provide about 35 m². With this amount of space, modern elements such as a kitchen island could be realized.
The living room, measuring just under 25 m², is extended "outside" by a loggia. The lift-and-slide door there is particularly practical. The loggia is perfectly oriented towards the south. With the windows open, it becomes a slim terrace; with them closed, a conservatory. The depth of the loggia allows furniture to be set up for comfortable dining or for lounging and relaxing. The eight-square-metre sunny spot therefore represents a highly usable area.
The bedroom, measuring just under 16 m², offers enough room for numerous linear metres of wardrobe space. Neither younger nor older ladies should have to ask themselves here: What am I going to do with my beloved "whatever"? We gentlemen are generally content with the remaining space and tend not to be quite so inclined to store things.
What is still missing? The two sanitary rooms! The bathroom is rather small. A bathtub, a washbasin, space for a washing machine, a mirrored cabinet, a small shelf—nothing more is possible here. As is often usual in apartments, it also has no window. My recommendation: An air dryer costing around 100,- to 120,- euros would provide additional moisture removal and would also make it possible to dry laundry quickly there without worry. I myself have had great experiences with such a device.
The WC is simply a quiet little place. The hot-water boiler for the bathtub is also located there. A washbasin in the WC was simply not yet standard back in the 1980s.
Speaking of the standard of the 1980s: In terms of its furnishings, the apartment is a time capsule from 1980. The furniture was carefully selected with an emphasis on quality and lovingly looked after over the decades by the married couple who lived there. Accordingly, the overall condition of the furnishings, floors and doors is also very good. The apartment is, so to speak, "first ownership". Of course, rustic oak and mahogany are no longer the preferred colour tones of the present day, but all the furniture would continue to serve its purpose for many years, meaning that a major investment in the furnishings could initially be avoided.
If you tend instead to put the apartment on a modern footing immediately, then, as mentioned, the cooking-dining-living area could be combined, which corresponds to the current trend and naturally also brings advantages.
What does it look like outside the apartment?
Two lifts ensure that you reach the 7th floor quickly—and completely barrier-free. There is a laundry-drying room, a small storage room and a bicycle room in the building, which can be entered from the staircase and from outside—and completely barrier-free. The apartment also includes a spacious cellar compartment of about 8 m². Do you have a bicycle that seems too valuable to you for the general bicycle room? The cellar compartment can be reached completely barrier-free; you only have one more door to operate.
There is also a ground-level garage with a green flat roof—entirely in keeping with the garden-city idea: lots of greenery between the buildings. The apartment has a garage parking space. The garage is immediately facing comprehensive renovation; work will begin at the beginning of 2027. The costs that the garage renovation will entail are already known. This investment has already been taken into account in the apartment price.
