On the sunny south-facing slope above the Weißensee, at Oberdorf 60, the LIBELLE project is taking shape: four lake chalets, all oriented to the south, with unobstructed views of the turquoise-blue Weißensee. Designed and artistically guided by the renowned Weißenseer architect Günther Domenig (GDA). Chalet 3 spans two levels and offers, with just under 126,21 m² of living space, two bathrooms, a loggia and an additional terrace, particularly a lot of space and privacy.

100 days autarky – the concept

The LIBELLE is designed as an autonomous chalet: about 100 days living independently from external energy supply—and in a comfortable way, not as a sacrifice. Photovoltaics with battery storage provide power and light; the air-source heat pump provides heating and hot water. The wood stove with baking compartment – together with its own wood storage directly at the chalet – heats, cooks and bakes even without electricity. A pantry with cooling capability offers space for provisions, and in the own raised beds in the garden, the vegetables grow right at the door.

Running water, electricity, heat, cooking, harvesting: independence as a way of life. (The autonomy is a planning and equipment concept of the project, not a guaranteed property.)

ROOM LAYOUT

On the garden level there is a bedroom (14,28 m²) with its own bath as well as the wood storage. Through the staircase you reach the ground floor with the second bedroom (13,67 m²), another bathroom, a separate WC and storage room. The centerpiece is the almost 40 m² living/dining area with open kitchen, flanked by the south-facing loggia (14,31 m²) and the terrace (17,41 m²) – both with views of the lake.

Own lake access at the Weißensee

To the chalet there is an easement registered in the land register on the lakeside property Techendorf 13: On about 2,000 m² of lake ground with its own bathing jetty you can fully enjoy the Weißensee – swim, moor a boat, spend the summer by the water.

Designation & use

The chalet has a holiday residence designation – there is no primary residence obligation. You decide freely whether to use your chalet yourself as a holiday domicile or place it in tourist rental.

Parking

Optionally up to two car parking spaces can be purchased (EUR 25,000 per parking space).

Construction start & construction time

The construction start will take place once 50% of the units are developed, expected in winter 2027. Construction time is about 12 months.
