About this house
Charming, partially renovated farmhouse with potential for expansion in Reichenfels in the Lavant Valley
This exceptional farmhouse in a rural location tells a story while inviting you to continue writing it. The house is one of the oldest houses in the municipality of Reichenfels and uniquely combines the charm of bygone times with careful renovation and great attention to detail. Rustic wood style, old solid stone walls and a thick wooden beam ceiling create a warm, authentic living atmosphere with a pleasant indoor climate that is rarely found today. On the ground floor, a unique living experience awaits you on a living area of approx. 93.42 m². The attic, with an area of approx. 134.60 m², offers additional potential for expanding the living space, as do the unfinished storage room on the ground floor with approx. 44.76 m² and the basement room with approx. 15.30 m².
The two level, planted plots with a total size of approx. 1,637 m² offer peace, far-reaching views and room to develop. There are two terraces, a south-west-facing terrace and a covered terrace by the rear entrance – these invite you to linger. A new larch fence, which serves to separate the property from the neighbouring property and as a privacy screen, will still be erected by the owner. It blends harmoniously into the overall picture.
The existing structure of the house has been extensively renovated. All electricity and water lines were newly installed and the electrical distribution box was replaced. Sewer and water connections are available; the water supply and wastewater disposal are provided via the municipality’s public sewer network. Rainwater also drains properly through the sewer connections. The property is heated by a modern pellet heating system using a floor stove and new radiators; hot water is produced by an electric boiler. The lines for electricity and heating have already been routed up into the attic. New, high-quality larch wood windows with double glazing were installed in 2023 and emphasise the natural character of the house.
Interior panelling has been installed in some areas; in the entrance hall, partly in the bathroom and in the kitchen, high-quality 3-layer solid wood panels create a harmonious, cosy overall appearance. The exterior of the house has been sealed all around, the roof is a cold roof and the roof covering dates from around 30 years ago. The attic floor is insulated with approx. 10 cm-thick glass wool; most of the attic has also already been insulated.
Approx. 93.42 m² of living space is available on the ground floor. Two entrance halls create a spacious entrance area; there is an opening there that makes it possible to build a staircase up to the attic. At present, the attic is accessed via an external staircase. The kitchen fits charmingly into the rustic style. A spacious room impresses with its atmosphere and offers plenty of space for individual design ideas. The spacious bathroom, equipped with a shower, WC and washbasin, completes the range of rooms.
Ground floor:
- Entrance hall – approx. 14.12 m²
- Entrance hall – approx. 23.30 m²
- Kitchen – approx. 10.10 m²
- Room – approx. 27.70 m² (option to divide into 2 rooms)
- Bathroom – approx. 18.20 m²
Attic:
- Total unfinished attic area – approx. 134.60 m²
Storage areas:
- Basement room – approx. 15.30 m²
- Storage/utility room – approx. 44.76 m²
The basement area offers plenty of usable space; there is a storage or basement room as well as another storage and utility room that has been technically upgraded: a subfloor with gravel was created and a floor made of concrete slabs was laid. A wooden window with double glazing was installed in the storage room on the east side, a subfloor made of waterproof concrete was created, and two drywall walls were insulated with glass wool and panelled. This area provides access to the adjoining terrace, can also be opened upwards and converted into living space. There is also the option of adapting the basement room as living space.
The attic offers particular potential; four unfinished attic rooms with a total area of approx. 134.60 m² provide diverse possibilities for expanding the living space. The expansion upwards is planned and creates scope for additional living or working rooms, entirely according to individual ideas.
There is a courtyard area offering storage and parking options.
All property boundaries have been surveyed and registered in the land register. There is currently no operating cost statement, as the property is not inhabited.

The nearest town, Bad St. Leonhard, can be reached quickly and offers further shopping facilities, a pharmacy, doctors, a health resort and more.
