About this house
This house has stood up here in Altenberg for over 100 years now, and it is quite obvious that someone chose a pretty good spot for it back then. On a hill, surrounded by greenery, one with nature. A wonderful view over the surroundings and a property that, at 1,487 m², almost qualifies as a small luxury today.
Within walking distance of Altenberg railway station, this gem is located on the north side of the road. Hardly noticeable from below, it is hidden a little further up between trees and lush greenery. The garage is still directly by the road; the house itself is reached via steps and a small garden path. And with every step, a little more becomes visible: the well-kept garden, the charming house and, above all, the magnificent view that opens up over the surroundings from up here. At the latest when you turn around here and look over the rooftops and treetops towards the Danube, you know why this house has stood exactly here for more than a century.
The house itself completely reflects the style of the year in which it was built. Elongated, with rooms almost three metres high, unconventional compared with today's floor plans, and precisely for that reason it has its very own charm.
With almost 100 m² of floor space, it is surprisingly spacious. Beautiful old parquet floors, tall windows and almost three-metre room heights tell of a time when houses were simply built differently. A house for people who have a weakness for old walls, who appreciate what is genuine about them and to whom a little history is preferable to immaculate perfection.
Living here can be quite versatile: On the view side, two really large living rooms form the heart of the house, complemented by smaller rooms that may serve as bedrooms, a dressing room, an office or something completely different. The entrance area, kitchen and bathroom are on the hillside side. At the very back, the picture changes once again; there is a small surprise waiting here after all – the later-added, partially glazed winter garden, which at the very back forms the link to the garden and leads directly out onto the terrace.
After all these years, it is no longer possible to state the exact size of the house down to the last square metre – in any case, the original building plans did not survive the past 100 years at the building authority. The house did, and remarkably well. It was extensively renovated once again around 1990, and you can see and feel that it has also been well looked after since then. Much of what was there before was allowed to remain, while other things were adapted over the years – and today it is precisely this mixture of old, well-kept and a little unconventional that makes up its charm.
And the garden has received at least as much attention over all these years. Particularly beautiful is the generous, level garden area directly by the winter garden, which almost seems like a small garden of its own. This is probably where most of life takes place in summer anyway: From the winter garden, you go directly out onto the terrace; under the pergola there is a sheltered seating area, the brick-built barbecue is right beside it, and the lush, lovingly maintained planting all around provides plenty of privacy. Even a palm tree has found its place here and completes the almost Mediterranean feeling. It is one of those areas where images immediately come to mind – long breakfasts, friends at the barbecue and summer evenings that are allowed to last a little longer.
From this sheltered level, the 1,487 m² property continues further up the hillside and becomes increasingly natural. And while behind the house you almost disappear a little into your own green world, on the other side the magnificent view opens up again over the surroundings towards the Danube. Two completely different sides of a garden – and each has its very own appeal.
The existing heating system is currently defective and will need to be replaced – a technical chapter that the next owner can therefore shape themselves right away. The ongoing operating costs, on the other hand, are pleasantly modest, currently not even € 100,– per month.
And then you can simply take this house as it is: well-kept, a little special, with plenty of history, even more greenery and a place that someone chose really well over 100 years ago.
Sometimes the people back then already had pretty good ideas.
