About this house
Anyone who claims to have understood a bungalow within the first few seconds has not yet got to know this house.
Only a few minutes from Klosterneuburger Stadtplatz, set in one of the most popular detached-house areas on the border with Kierling, it has stood on its approximately 725 m² plot since the beginning of the 1970s. Sunny, pleasantly quiet and from the outside almost a little understated. It is one of those houses that prefers to surprise rather than push itself into the foreground.
Two convenient parking spaces directly by the house, where your cars can be parked without having to withstand major weather fluctuations, but the real story actually only begins behind the front door.
The entrance hall already offers a pleasantly generous amount of space, with a lovely room right next to it offering views of the greenery and direct access to the magnificent garden.
You could almost think that the garden begins down here. That it will continue to accompany the house becomes apparent just a few steps later.
A small shower, a separate WC and even a sauna complete this level. Behind them are the workshop, laundry room, utility room and cellar – things that are rarely talked about, but appreciated at the latest when they are missing.
A house with more than fifty years of history may of course also pass on one task or another to its new owners. The cellar is no exception and will certainly welcome one or another renovation measure in the coming years.
The staircase finally leads to the actual living level. And it is precisely here that it becomes clear why this bungalow does not want to conform to the usual ideas at all.
And then the living salon opens up, almost as if the house had very deliberately kept its greatest trump card to itself until this point.
Large, open. With a ceiling height that, due to the pitched roof, creates an almost loft-like character. The dining area fits in quite naturally without dividing the room, the open fireplace takes centre stage on cooler days and the large windows bring the garden in piece by piece. You catch yourself looking outside again and again, although there is actually nothing spectacular happening outdoors. Perhaps precisely for that reason.
The kitchen is currently still keeping a discreetly low profile. Anyone who enjoys open-plan cooking will probably start moving walls around in their mind after just a few minutes. In any case, it would be a conversion that would suit this room exceptionally well.
Two further rooms, a wardrobe room and the bathroom complete this level. Entirely without star airs – the living salon has long since taken the leading role anyway.
The sloping location was used exceptionally skilfully at the time. Thus, the garden accompanies the house on two levels. While the guest room on the lower floor already enjoys almost direct access to the greenery, living on the upper floor naturally continues outside. The garden seems to have decided that it wants to be part of everything.
And this floor plan also reveals exactly for whom this house was built. The focus was not on as many rooms as possible, but on generous spaces for living together. That is why the house today feels particularly harmonious for two people or a small family with one child.
And then there is the garden, which really deserves a chapter of its own.
The large, covered terrace will probably be the most frequently used place in the house from the first warm day of spring well into autumn. The sun shines here with remarkable persistence, only saying goodbye in the evening and slowly handing the view over to the adjoining forest. In front of it, plenty of greenery, well-kept shrubs, mature trees and enough space for everyone to find their favourite spot. Even those who normally claim that gardening is not their thing.
The house itself still bears the signature of its era of construction with conviction. Lots of wood, solid doors, wrought-iron window grilles and an open fireplace tell of a time when houses were not meant to appear as neutral as possible, but were allowed to have personality. Of course, some things will look different today. Perhaps brighter. Perhaps more open. Perhaps more modern. The basis for this could hardly be better.
I am already looking forward to showing you this special gem in person.
