Birdsong instead of traffic noise, room for children in the afternoon and a quick trip into the city in the evening – this residential project combines things that one otherwise usually has to choose between. In the heart of Weidling and only a stone’s throw from Vienna, the property stretches from Hauptstraße down to the Weidlingbach. The further in you go, the quieter, greener and more private it becomes.

Spacious, turnkey houses have been created for families who want to live close to nature without saying goodbye to urban life. Plenty of space, several bedrooms, gardens and terraces create freedom for everyone – for living together, as well as for occasionally closing the door when urgently needed.

And then there is this small square in the middle of the development. Almost like a village square in miniature, it forms the communal heart of the project. Here people meet, children find playmates and a brief greeting can sometimes turn into a longer conversation. Living privately and still not anonymously – a combination that is especially lovely for families.

Nature was not regarded merely as a pretty backdrop during construction either. Sustainability is not prominently advertised here – it is simply built in.

And despite all this tranquillity, life remains uncomplicated: kindergarten, school, local amenities and buses are nearby, Klosterneuburg town centre can be reached quickly and Vienna is practically on the doorstep. A home in the countryside, then – but not one for which you have to move away from the world.

The project

The ensemble comprises a total of eleven residential units distributed across the elongated property. The houses were not simply lined up one after another. Existing buildings were carefully integrated into the overall concept and complemented by modern new buildings. This has created a varied small residential quarter with 11 units that is more reminiscent of an established village than a traditional residential complex.

The more compact apartments are located directly on Hauptstraße, but unfortunately they have already been allocated.

Further back on the property are the spacious houses Top 6 to Top 10. Each extends over three residential levels and offers between around 131 and 154 m² of living space. Private gardens, several terraces and well-planned layouts provide plenty of room for families and for a life that naturally moves outdoors during the warmer months.

Top 11 forms the end of the property: a detached house with just under 303 m² of living space, spacious terraces, its own garden and plenty of privacy near the Weidlingbach. With up to eight rooms, its own wine cellar and three underground parking spaces already included, it occupies a very special position within the project.

All houses are handed over turnkey. An underground parking space can be purchased additionally for € 25.000 each for Top 6, 7, 8 and 10; three parking spaces are already included in the purchase price for Top 11.

House 10: Weidling Collection – Rooftop

House 10 offers around 131 m² of living space, four rooms and surprisingly many ways to move life outdoors. Its particular strength is the outdoor space on several levels – from its own garden to the large terrace right at the top.

The shared centre of the house is on the ground floor. Around 41 m² are available for living and dining, with the almost 9 m² kitchen directly adjoining it. This creates a spacious family area where cooking, eating and spending time together naturally flow into one another.

Wide doors open the living area onto the terrace and garden. Around 38 m² of green space provide room for a dining table, loungers, a raised bed or a small play area, without gardening immediately becoming a second job. The terrace in front extends the living space during the warmer months and creates a flowing transition between indoors and outdoors.

The upper floor contains two bedrooms, a bathroom and an additional balcony. The larger room is wonderfully suited as the master bedroom, the second as a children’s room or home office.

House 10 makes its special appearance right at the top, however. The attic consists of another spacious room, its own bathroom and a terrace of around 29 m². Whether a parents’ area, guest area, home office or retreat for an older child – this creates almost a small living level of its own. And anyone who wants to disappear for a moment after a long day has a pretty good address for that here.

In total, House 10 has two terraces with around 51 m² as well as an additional balcony. The outdoor spaces are distributed across all three levels and give the house a generosity that, with around 131 m² of living space, one might perhaps not expect from the outside.

The construction also took tomorrow into account. Natural materials, partial clay plaster and real wood parquet create a pleasant living atmosphere. The heat pump takes care of heating in winter and provides cooling in summer. Everything is already prepared for the later installation of a photovoltaic system.
