Anyone who needed something in Maria Gugging went to Mrs Brunner. With a milk can in hand or because the washing powder had run out at home. Mrs Brunner was an institution. Life around the house has a pleasantly rural feel: Maria Gugging is a small place where almost everyone knows everyone and people still greet one another in the street. The kindergarten is within walking distance; the primary school is about six to seven bus stops away. IST Austria is also nearby. Almost genuine country living – with Klosterneuburg and Vienna close by.

Anyone considering further development will also find interesting key figures: According to the existing land-use and development plan, the property is located in a core building zone with a maximum of six residential units, 60 % building coverage, closed construction and building class I/II. Its location in the old village area worthy of preservation requires planning that fits into the historic townscape. The specific feasibility of a project must be clarified with the building authority.

This house is for individualists who appreciate its quirks and see their own possibilities in them. Despite the extensive work carried out in 2016, its age is becoming apparent again in some places; further renovation is also needed beyond the basement. Anyone wishing to realise their living ideas here should therefore bring not only imagination but also a willingness to invest some more work and money.
