This exceptional Art Nouveau villa is offered for sale in a prime location in Graz and in excellent condition!

The immediate neighborhood, consisting of twelve villas on the Königsmühlengründen, was planned and designed in the 1910s by the prominent Graz architect Andreas Gisshammer. From an artistic and architectural perspective, the villa complex represents a significant example of Art Nouveau architecture in Graz. The urban planning concept of the complex, with its loose development and private open spaces, also successfully reflects the idea of the garden city movement.

The villa offered for sale was the subject of building negotiations around 1914, but was not built until 1920 after the First World War. It was continuously family-owned from 1927 to 2022 and has accordingly been well maintained and preserved. Its unique architecture clearly distinguishes it from the neighboring villas. The floor plan comprises a spacious entrance hall and an inviting main corridor on the ground floor, from which the staircase to the upper floor is accessed; the bathroom and WC are separate, as well as an office and a spacious living-dining-kitchen area with plenty of light and a view of the garden. The upper floor contains three individual rooms, a “hall gallery” and another bathroom, as well as a separate WC.

Originally conceived and designed as a summer residence in “Mac-Intosh Art Nouveau”, it was later used as a family residence and office. The layout can be described as open and modern. As the villa proved difficult to heat in its original form, it was partially remodeled in 1954. Further renovations took place in the 1970s and most recently in 1986, when the attic was converted and several extensions were carried out. Naturally, with official approval!

At the beginning of the 2000s, the basement was partially dried out and district heating with underfloor heating was installed! The façade was finished with “Thermoputz”, the windows were renovated, and during the renovations new windows with insulating glass were installed in the basement alongside the heated screed. The last more extensive refurbishments and renovations took place in 2016 and most recently in 2024. The electrical systems and building services are up to date, and the ground floor as well as the upper floor have been freshly renovated. Two fantastic marble bathrooms with separate WCs and a high-quality new fitted kitchen enhance the villa in a style-appropriate manner. Due to the age and history of the house, however, it would be advisable and recommended to completely dry out the basement once.

Interior highlights include herringbone parquet flooring with underfloor heating throughout, gold-trimmed stucco work in the main room, solid-wood panel doors, a cylindrical convection tiled stove “Frauenthaler” (a very rare piece), as well as the fully converted and partially renovated basement, which, with interior plaster and heated screed, offers many features otherwise more commonly expected in a new build. The outdoor facilities (each approved for construction) include a garden pavilion, a double carport and several unrestricted parking spaces.

The route of today’s Königsmühlstraße, near Hilmteich, follows a former mill channel of the so-called “Königsmühle”, which was filled in after being decommissioned in 1912. The plots on both sides of the street created in this way were parceled out and built up as part of the expansion of residential construction in Graz that continued into the 1920s. The prominent Graz architect Andreas Gisshammer was commissioned to plan the villa complex around 1912. Only two complexes planned and built in the spirit of the garden city movement still exist in Graz, of which only the one on the Königsmühlengründen near Hilmteich has largely been preserved. From an architectural perspective, the villa offered for sale is therefore a rare and historically significant gem.
