Directly at the mountain station of the Zahmer Kaiser chairlift in Walchsee-Durchholzen, this inn stands in an isolated location on 3,666 m² of privately owned land. In front of the terrace are the Inn Valley and Lake Walchsee, while behind it are the rock faces of the Kaiser Mountains. The ski slope begins directly at the terrace.

The building was constructed as a business and not as a residential house. It has three clearly separate levels with their own entrances, which can be operated separately or combined:

Ground floor – gastronomy (approx. 152 m²): Entrance vestibule with cloakroom and separate guest toilets, dining area with bar, dispensing system and coffee machine, conservatory with floor-to-ceiling panoramic glazing and open timber roof structure. The professional commercial kitchen has an induction block with banquet warmer, exhaust ceiling, heat bridge and stainless-steel work surfaces. In addition, there is a separate scullery with pass-through dishwasher, refrigerated and dry storage, staff area and guest terrace directly on the slope. All gastronomy rooms are step-free on one level.

Basement – guest and staff level (approx. 226 m²): Seven rooms and apartments, each with its own bathroom, some with seating area, kitchenette and private access to the outdoors. The units range from a compact double room to an apartment with separate living and sleeping areas. This level also contains beverage and dry storage, refrigeration, a laundry room with washing machines and dryers, as well as the utility rooms. The level has its own stairwell and its own outside entrance.

Upper floor – operator’s or holiday apartment (approx. 115 m²): Independent unit with four rooms, several bathrooms, visible timber roof slope and two spacious balconies (south and mountain side). It is accessed via its own stairwell, without passage through the guest area.

Possible uses

• Owner-operated business: gastronomy operated independently, living on the upper floor, rooms for guests and staff.
• Lease and rental: The gastronomy is leased, while the upper and basement floors operate as their own holiday rental. This creates two independent revenue streams.
• Private residence with guesthouse: The ground and upper floors are used privately, while the basement serves guests, family or rental purposes. The gastronomic infrastructure remains in place and can be reactivated at any time.

Year-round location

The chairlift also operates in summer. The forest adventure park and summer toboggan run are located at the mountain station, and hiking trails across the alpine pastures start from here. In winter there is a ski terrace and a place to stop for refreshments; in summer, families, hikers and an evening terrace with lake views. There are also events such as weddings at the mountain station, corporate celebrations and groups.

Location

Walchsee is located in the Kaiserwinkl region in northeastern Tyrol, between Kufstein and Kössen. Durchholzen is the eastern district and the starting point of the chairlift. The property is located at the mountain station without any immediate neighboring development.
