In Vienna, for building class I (building height up to a maximum of 9 m) in an open building method, a regular minimum distance of 6 m from the neighbouring boundary applies, whereby moving closer to the boundary to as little as 3 m is permissible for a frontage length of no more than 15 m under certain conditions (half the building height).
Most important rules under the Vienna Building Code (§ 76 & § 79 BO for Vienna)
- Open building method: Buildings must be constructed as detached buildings with the prescribed setback areas.
- Standard setback: At least 6 m from the neighbouring boundary.
- Moving closer to the boundary (“< 15 m frontage length”):
- With a frontage length of no more than 15 m, it is permissible to move to within at least 3 m of the neighbouring boundary.
- However, this is permitted only up to a maximum of half the building height of the part facing the neighbouring boundary.
- Built-up area (exception for building class I): In building class I in a residential area, the built-up area may be a maximum of 350 m² (or a maximum of one third of the building plot area).
- Exceeding the setback area: The built-up area projecting beyond the normal setback line may not exceed a total of 45 m² per frontage in building classes I and II.
- For a 512 m² plot in Vienna (building class I, open building method), the maximum buildable area is 170,67 m².
