This exceptional property on the Koralpe is situated at an altitude of 1,500 m in a breathtaking panoramic location overlooking the lower Lavant Valley as far as the Karawanks and large parts of Lower Carinthia. Traditionally, the Koralpe is the local mountain of the people of the Lavant Valley and is well known far beyond the borders as a skiing, ski touring and hiking mountain. The area is gaining new significance through the Koralmbahn, which makes the Lavant Valley reachable by train from Graz in just over half an hour. A shuttle bus runs from Lavanttal railway station up to the Koralm.

The centrepiece of the property is the over 10,800 m² building land in the spa area with second-home designation. This provides ideal conditions for the construction of chalets. This building land is connected to the public road network, borders the Alpengasthaus Waldrast and is only a few minutes by car from the ski area. The starting point for the wonderful ski tour through the Große Kar to the summit of the Koralpe (2,140 m) can be reached in a few minutes on foot. A popular stop for hikers and ski tourers is the Koralpenschutzhaus of the Austrian Alpine Club, situated at an altitude of 1,966 m below the Großer Speikkogel.

Another hut in this hiking and touring area is the Großhöllerthütte, which can be reached via the Poms waterfall. The popular Grillitschütte is located between the Koralpe and the Weinebene. From here, the path leads to the Weinebene.
