Commercial building plot in the town centre Pressbaum/Tullnerbach

The commercial building plot is located just approx. 180 meters from the B44/main road, which separates the municipal areas of Pressbaum and Tullnerbach.

The Pressbaum motorway connection to the Westautobahn can be reached after only about 3 km, Tullnerbach-Pressbaum railway station, with very good direct connections towards Vienna and St. Pölten, is approx. 750 meters away, and a bus stop with destinations in the surrounding municipalities is only about 200 meters away. The western Vienna city limits can be reached via the B44, through Purkersdorf and onward via the B1, in less than 10 minutes. Various restaurants offering lunch menus, such as Gasthaus Brentenmais, Livingroom at Strandbad Pressbaum or Pizzeria Danijele, can also be reached quickly on foot. There is also a butcher offering hot lunch dishes, Billa, DM, a pharmacy and a tobacconist's.

The building plot results from a subdivision, measures 1.555 m², of which 1.332 m² are in the commercial building land zone and 223 m² in the green belt, and is located directly on the road. The entire property from which it is being subdivided is currently being rezoned from its present designation BS-12, building land special area Atelier, back to its original designation BB, commercial building land.

No development plan has been enacted, which is why the Lower Austrian Building Code regulates construction as follows:

• In the unregulated building land area (without a development plan), there is no explicit building density.
• Permitted construction is determined by the open building method, building classes I and II (up to max 8 meters), as well as the Bauwich provisions*.
• The actually buildable area must therefore be calculated individually and depends on the size and shape of the plot and the required setbacks.
• For specific projects, precise planning taking the stated requirements into account is recommended, and above all consultation with the Pressbaum Building Authority.
