Idyllic building plot without access Wohnung

For sale is a plot of land measuring approximately 941 m², designated as "building land/residential area", in an idyllic, quiet location in Brixen im Thale.

As already mentioned in the property title, there is currently no easement registered in the land register, nor any right of way and access by foot and vehicle secured in the land register in favor of the property. According to the current state of information, there is also no other legally secured access. Previous attempts to obtain access were unsuccessful. The seller will therefore not pursue this further.

For buildability/building approval pursuant to § 3 TBO 2022, a legally secured connection to a public traffic area corresponding to the intended purpose is generally required.

The property is therefore expressly sold without access, or access rights, with the exclusion of any liability, guarantee or warranty. The purchase price is correspondingly "low/adjusted".

Whether the property ever obtains access is entirely up to the new owner. The property is thus expressly acquired without legally secured access, and the new owner must undertake all efforts to obtain access themselves.
