Land prices Austria 2026: price per m² by district

Period and metric. The Lystio Price Index takes into account property listings that were online between 1 August 2025 and 1 August 2026. The price metric is the median, i.e. the middle value of the sorted listings. It is robust against individual extreme values. The results describe asking values, not actually agreed purchase prices or rents.

Data cleaning. Records with missing or implausible price and area details, missing regional assignment, and ads created after the reference date of 1 August 2026 were removed. Identical ads listed more than once were merged; the most recent listing is counted in each case. Further outlier trimming – such as a blanket cut of the highest and lowest 1% – was deliberately not applied.

Minimum basis and presentation. A price figure is only published if at least five valid listings from at least five different real estate agencies are available for the respective evaluation group. Otherwise “n/a” is shown. Purchase prices are rounded to whole euros, rents per m² to two decimal places.

Rent definition and area reference. All rent figures refer to one month. The rent figures are gross asking rents including operating costs and VAT. Heating, hot water and electricity costs are not automatically included. For houses, the per-square-metre figure refers to the living area; for land, to the plot area.

Validity and limitations. The minimum basis is no guarantee of statistical representativeness. Small or one-sided subgroups can also influence the median. Differences in location, size, condition and building type of the properties on offer can shape the figures between regions or subgroups. The results describe the listings advertised on Lystio and are not a valuation of an individual property.
