110m2 rental apartment in the Vienna Woods

The house (built in 1903) in which the apartment is located consists of 2 residential units and was completely renovated in 2021. The façade was renewed in 2023 and the gas floor heating system was newly installed in 1993.

When you enter the house, you are welcomed by an extremely spacious entrance hall measuring approx. 23m2, which may be used by both tenants and is not included in the usable area of 110m2. • sewer usage
• property tax
• epidemic prevention levy

Snow removal is not included and must be carried out by the tenant themselves.

Regarding heating costs, the gas supplier is organized by the owner and € 150,- is paid monthly on account. A separate meter is assigned to the apartment for this purpose. The annual statement will be sent to you by the owner by February of the following year at the latest, and a refund/additional payment will then be made based on this. Electricity costs amount to approx. € 90,- per month based on the previous tenant’s available figures. In any case, the tenant must conclude a separate contract with an electricity supplier for this purpose.

Any changes to the rental property (e.g.: installation of a new kitchen, ceiling lights, terrace, etc.) require the owner’s consent and will in any case not be compensated by the owner after the end of the tenancy. At the owner’s request, the original condition of the rental property must in any case be restored if desired.
