Living in the Ratschkybad - from lost place to a beautiful historic residential setting

This residential building was built as a municipal public bath between 1924 and 1925 according to plans by Josef Bittner together with Hubert Gessner and Adolf Stöckl on a plot of 844 square metres. Living and hygiene conditions were catastrophic for many people. The City of Vienna decided to build public baths, so-called "Tröpferlbäder".

The building, with its gabled façade in the late Heimat style, has a height of 18 metres and is decorated with numerous reliefs – newts and frogs. The vestibule was lined with red marble, and there was also a wall fountain with a stone relief of bathers.

Numerous renovation measures were still carried out in the 1990s; in January 2006 it was closed until further notice due to water damage and was soon put up for sale; it has been a listed monument since 1993.

At the beginning of 2015, the architecture team "proportion" undertook the renovation and conversion of the public bath into a residential building. In cooperation with the Federal Monuments Authority, the façade, roof shape and stairwell were preserved in their form.

The small windows were compensated for by generous openings facing the courtyard.

By customary business practice, we point out that there is an economic relationship with the landlord. The economic relationship arises from the regular connection.

The real estate agent declares that – contrary to the customary business practice of dual agency in the real estate industry – he acts exclusively for the landlord.
