A flatshare room denotes a single room within a shared apartment (flatshare) that is rented to one person. In Graz, a lively university and cultural city, flatshare rooms are particularly sought after.

The city is home to several higher education institutions, including the University of Graz (Karl-Franzens-Universität), and attracts many students and young people every year. But not only students benefit from this housing form: early-career professionals, commuters or anyone new to the city also appreciate the opportunity to quickly make connections in a flatshare.

Flatshare rooms in Graz are therefore a frequently searched term, as these rooms offer a affordable and communal housing solution in the heart of the city. In a 2-person or 3-person flatshare you typically share the apartment with one or two flatmates, but there are also larger flatshares such as 4-person flats. Living together means sharing the kitchen, bathroom and often a living room. This creates a social living environment while everyone keeps their own room as a private retreat.

As the second-largest city in Austria, Graz has a pronounced flatshare culture due to its large population of young residents. Several districts near the city centre and close to the universities are known for shared apartments. The student-oriented area around the University of Graz (for example, the district of St. Leonhard with streets such as Merangasse) is particularly popular for flatshares.

Here you live centrally with good transport connections and have the university, cafés and the city centre nearby. But you can also find suitable flatshare rooms in other parts of the city, from old apartments in the centre to quieter areas on the outskirts.

Flatshare rooms in Graz vary in size but are often between about 12 and 20 m². Many listings feature rooms around 15 m² or 18 m². It is important that there is enough space for a bed, wardrobe, desk and personal belongings.

Some flatshare rooms are offered furnished – a bed, desk, wardrobe and other furniture are already provided. This is ideal for those who only stay in Graz temporarily and do not want to bring their own household items.

Other rooms are unfurnished and are furnished with your own furniture. Unfurnished rooms are often somewhat cheaper and are well suited for long-term tenants who want to use their own furnishings.

The shared apartment usually includes a bathroom and a kitchen that are used by all flatmates. A well-equipped kitchen is important, especially if the flatmates like to cook together. Many flatshares also have a shared living room or at least a dining area for gathering.

Typical additional features of a flatshare apartment can include a balcony; in some attic apartments there is even a small terrace with a view. Occasionally there is also a communal garden or courtyard, particularly in ground-floor apartments or on the outskirts of the city.

Also practical is an existing cellar compartment for rarely used items such as suitcases or sports equipment. A flatshare room also becomes more attractive if the apartment has good public transport connections. Therefore, listings often highlight a central location with a nearby bus or tram stop.

In Graz, central neighbourhoods with good accessibility and a lively environment are particularly preferred for flatshares. Living in the city centre means short distances to the university, work, shops and nightlife. At the same time, there are flatshares in quieter residential areas for those who want to live a bit away from the hustle and bustle.

The university district of St. Leonhard around the University of Graz (for example, Merangasse) is very popular because you live close to the centre with good transport connections. Many flatshares are also found in the surrounding neighbourhoods near the city centre.

If you prefer something more affordable, you often look in districts outside the immediate centre. In the Gries district, for example, around Ungergasse, flatshare rooms are often cheaper, frequently located in older period buildings.

And on the outskirts or in green locations (e.g. along the Ruckerlberggürtel in the east of Graz) there are also flatshares that are ideal for those who want to live in a community but value quiet, nature or even a garden.

Besides location, the type of flatshare also plays a role. A manageable 2-person flatshare differs in everyday life from a lively 4-person flatshare with several roommates – depending on whether you prefer to live in a small circle or a larger group.

If you want to form a flatshare with friends, look for listings marked as "flatshare-suitable". Such apartments usually have a suitable layout with several separately accessible rooms.

By the way, on real estate platforms like Lystio you can specifically search for available flatshare rooms in Graz or use the filter option "flatshare suitable" to find apartments that are appropriate for a shared household.

• Student city Graz: With over 60,000 students, Graz is a true university city. Accordingly, the supply and demand for flatshare rooms is high. Many young people move to Graz every semester, which keeps the flatshare market constantly active.
• Moderate rents: Rents for flatshare rooms in Graz are comparatively moderate. A simple small room in an outer location can sometimes be found from around €250–300 per month (including utilities), while larger rooms in central, sought-after locations can cost around €400 to €500. Overall, flatshare rents in Graz are noticeably lower than in Vienna and some other large cities.
• Old buildings and new builds: In Graz there are both old-building flatshares with high ceilings, wooden floors and lots of character, as well as modern flatshares in new builds with elevators and efficient layouts. Old-dwelling rooms are often larger and radiate historic charm, while new-build apartments are usually better insulated and equipped — so there is something for every preference.
• Lease duration and furnishing: Many flatshare rooms are offered on an open-ended basis and unfurnished, which is ideal for longer stays. There is also a supply of temporary or fixed-term flatshare rooms — for example when someone goes abroad for a semester and sublets their room for a few months. Furnished flatshare rooms are likewise available and attractive for people who come to Graz without much personal household content.
• Not just for students: Flatshare living is not only for students. In Graz, an increasing number of young professionals, interns or even commuters choose to live in flatshares.

The reasons range from splitting costs to sociable evenings with flatmates to the simple fact that you might not want to live alone in a new city. Flatshares offer community and flexibility, and that is appreciated by many in Graz’s open and friendly urban society.
