Leo at the pond - Living by the water

Directly at the Hirschstettner Badeteich, 99 condominiums have been created. In addition to the idyllic Badeteich with recreational options and playgrounds around the pond, the new urban area offers basic facilities for local supply. The buildings are characterized by a height stratification in four predefined building classes with two to a maximum of eleven stories. In this way, adequate daylighting of the buildings and the open space is ensured. In planning we also considered self-sufficiency: existing greenhouses should be used jointly. A large portion of the roof areas per building plot will be greened and also walkable.

Furthermore we place special emphasis on the optimal mix of commercially and community-used spaces: In the ground-floor zones there is room for supermarkets, local eateries, a pharmacy and a bakery as well as a kindergarten. Community spaces such as a library, a games rental and a multipurpose room offer possibilities for individual leisure activities.

Water is a characteristic element of the area and will shape the new neighborhood. The existing open spaces at the Hirschstettner Badeteich will be enhanced by cafes and seating areas.

Designing sufficient green and open spaces is especially important to us. Planned are children’s and youth playgrounds, sports areas for active residents, and green spaces for those seeking recreation.

In the predominantly car-free quarter, bicycle and foot paths prevail. Nevertheless, car owners are not short of access to numerous underground parking spaces. Mobility stations offer bike and car sharing; but also services such as a bicycle repair workshop.

For electric vehicle owners: All parking spaces of the BWSG properties are prepared for e-mobility.
