This nice, old house was built around 1949 using solid construction methods (lower part in solid brick-and-stone construction, upper part in solid timber construction and partly in timber frame construction). With craftsmanship and the joy of owning a home, it can be turned into a gem. It has a full basement. One of the basement rooms contains the hot-water boiler, which is heated via a solar system from the outbuilding (approx. 16 elements). Electric heating with radiators and an individual wood-burning stove throughout the house. There is sufficient space in the basement rooms for an alternative heating system.

Roof covering with Bramac tiles, no cold roof, no insulation. Floors in the wet rooms are tiled, while those in the other rooms are finished with laminate or wood. Wooden staircase to the upper floor and attic.

The kitchen is empty; the connections for installing a new kitchen are available. There is also a chimney connection.

Installation of 2 bathrooms in the years 1970/1980. Around 2003, the majority of the windows were replaced with Eurotherm plastic windows with double glazing.

Layout of the house:

The basement is accessible from outside via concrete stairs. 3 large basement rooms. The hot-water boiler is also located here.

The ground floor consists of an entrance hall, kitchen, 1 large bedroom, 1 small bedroom, bathroom with shower, 1 separate WC and 1 small storage room, which also houses the meter box.

The upper floor is reached via a wooden staircase. It consists of an entrance hall, (from here there is also access to the small south-facing balcony) 2 large bedrooms with southeast-facing balcony, 1 small bedroom, 1 bathroom (shower or bathtub still to be installed), 1 WC.

From the upper floor, the attic is reached via a wooden staircase.

The outbuilding with an attached carport for 1 passenger car was built around 1950 and serves as a wood storage area or equipment room. The roof contains the solar panels for hot-water preparation.

In Eisentratten there is a primary school, kindergarten in Leoben, and a New Secondary School with a focus on music in Gmünd. A traditional costume band, fire brigade, singing association, very active rural youth organisation, etc. round off the offering.

The artists' town of Gmünd, approximately 4 km away, is the centre of the Lieser and Malta valleys. All supermarkets, shopping facilities, doctors, pharmacy, farmers' markets, studios and cosy cafés and inns.

Access to the Tauern motorway in Gmünd, planned cycle path along the Lieser between Gmünd-Eisentratten.

Good bus connections to the district town of Spittal and to the railway station.
