About this house
This modern detached house combines family-friendly living, contemporary building services and an exceptionally attractive location between several Carinthian lakes.
Built in 2011, the Wolf prefabricated house has around 123.8 m² of living space, three bedrooms, a heated full basement of approx. 62 m² and a fully fenced 765 m² plot. A spacious fitted kitchen, bright living areas, the protected garden and the proximity to Lake Brennsee, Lake Afritzer See and Lake Millstätter See make this property a versatile home for families and couples requiring space.
Spacious centrepiece of the house
The heart of the ground floor is the living and dining area of around 39.5 m². Generous window areas provide plenty of daylight and create a pleasant connection to the garden.
The room offers sufficient space for a large living suite and a family-friendly dining area. The open staircase connects the three levels of the house and blends harmoniously into the modern living concept.
Easy-care laminate flooring has been laid in the living and bedrooms. Tiles are used in functional areas such as the kitchen, entrance, WC and bathroom.
Large fitted kitchen with Bosch and Siemens appliances
The fitted kitchen of around 12.1 m² adjoins the living and dining area directly. It offers plenty of work surface, extensive storage space and a practical cooking island or peninsula.
The kitchen is equipped with high-quality built-in appliances from the Bosch and Siemens brands.
A special feature is the integrated Bosch coffee machine. Thanks to the open connection to the dining area, the kitchen remains part of shared family life even while cooking.
Functional entrance area
The entrance area of around 6.7 m² offers sufficient space for a wardrobe and storage. The existing built-in furniture creates additional storage space and ensures a tidy first impression.
A separate storage room and a guest WC complete the practical layout of the ground floor.
Three bedrooms on the upper floor
The upper floor forms the private retreat area of the house. It contains three well-proportioned bedrooms and the spacious family bathroom:
- Master bedroom with approx. 16.76 m²
- Room 1 with approx. 12.77 m²
- Room 2 with approx. 12.77 m²
- Bathroom with approx. 11.50 m²
- Central hallway with approx. 9.47 m²
The two almost equally sized rooms are ideal as children’s rooms, guest rooms or a home office. The larger bedroom offers sufficient space for a double bed and additional wardrobe space.
Spacious family bathroom
The bathroom of around 11.5 m² has a bathtub, a separate shower, a WC and a spacious double washbasin. The combination of light and dark tiles creates a modern appearance.
Some finishing work is still required. Some areas still need to be tiled or grouted, the bathtub needs to be panelled and the cover or flush plate of the concealed WC cistern needs to be installed.
The materials intended for this purpose are already available and will remain in the house. The outstanding work can therefore be completed without completely redesigning the bathroom.
Heated full basement made of watertight concrete
A particular added benefit is the full basement of around 62 m². It was built from watertight concrete and offers a high-quality and robust basement construction.
The basement is connected to the heating system and equipped with radiators. This means it provides more than just conventional storage and technical areas. The rooms can be used much more versatilely as a hobby area, workshop, fitness room, utility area, storage room or additional work area.
The combination of solid concrete construction, heating capability and generous floor space makes the basement a valuable extension of the residential property.
Modern and sustainable building services
The house is equipped with a modern pellet heating system from Gilles or Hargassner. The system combines comfortable heating with the use of a renewable energy source.
A large combination buffer storage tank with a capacity of 500 litres supports the efficient storage and demand-based distribution of the generated heat.
The heating system is supplemented by a solar installation that supports hot-water generation. Particularly during the sunny months, part of the required energy can thereby be provided directly via the solar installation.
Further features include triple-glazed windows. All windows are fitted with roller shutters; some also have insect screens. This improves both summer heat protection and living comfort.
Fully fenced garden
The 765 m² plot is fully fenced, offering a high degree of privacy and security. The mature hedges provide natural screening and create a protected garden area.
The largely level lawn offers plenty of space for playing, relaxing and gardening. Additional terrace, play or leisure areas can also be created easily. Families with children as well as dog owners and garden enthusiasts will particularly appreciate the fencing and the usable plot area.
The paved access road and paved forecourt provide several open parking spaces for vehicles.
A covered car parking space was submitted, but has not yet been built. Therefore, only uncovered parking spaces are currently available. Due to consumer protection provisions and the obligation to provide proof to the vendors, only enquiries with complete contact details can be answered.
